  • The building’s facade should be checked for pollutants and the need for cleaning and/or sealing.
  • Expansion and control joints should be checked for tears, cuts and deterioration.
  • The masonry elements (brick, concrete, stone, etc.) should be checked for fractures, spalls or delamination’s.
  • Facade coatings should also be checked for delamination and wear.
  • Steel lintels should be examined for rust and deterioration.
  • Any wall movement along parapet walls should be noted.
  • Flashing should be examined for movement or deterioration.

Parking Garage Repair

This thinking applies even more so to your parking garage as it takes on a great amount of abuse, both from your patrons and the weather. Moisture, salts and other deicing compounds will penetrate the concrete surface. After time, the moisture and chloride components reach the steel (rebar) within the concrete and begin a process commonly known as rust. As the process continues, it places a great amount of pressure upon the adjacent surfaces (the concrete). When this happens, the concrete begins to fracture and consequently spall from the surface. This, then creates not only a safety hazard for your patrons and their automobiles, but is unsightly, will lead to further advanced corrosion of adjacent areas and is a much more expensive repair than scheduled routine maintenance. In short, it becomes a snowball effect for increased repairs, loss of revenue and a shorter life span for your structure.

  • Floor drains should be flood tested for proper drainage to ensure lack of ponding of water on the surface.
  • Parking stall bumpers, guardrails, handrails and safety cables should be checked for proper anchoring and color marking and be repaired or repainted as needed.
  • Lighting should be checked for proper and safe illumination for patrons.
  • Sprinkler and alarm systems should be checked for proper function.

Tuck Pointing

The process of tuckpointing involves removing old deteriorated mortar and replacing it with a new color, texture and composition matched mortar.

Unit Replacement

Over time and under varying conditions, unit masonry (brick, block or stone) may deteriorate.  This can be remedied by removing the damaged/deteriorated masonry and replacing it with a matching unit.
